Communities benefit from TSE's Planning Services by preparing for continual growth, reducing the costs of growth and ensuring that growth is part of an overall plan. Private sector clients also use TSE's Planning services for site planning and land use reviews when approaching government entities for development.

Village of Airport Drive
TSE reviewed a commercial development proposal at a high traffic intersection to ensure minimal negative impacts on nearby residential properties. TSE recommended to the Village Board of Trustees that the developer address deficiencies in the plans that would otherwise adversely affect aesthetic cohesiveness as well as stormwater runoff and inter-parcel traffic flow.

Wildwood Ranch Master Plan
Wildwood Ranch is an approximately 2,000-acre cattle ranch located in Jasper and Newton Counties west of Joplin, MO. TSE's Planner examined demographic, economic, and topographic information as well as local infrastructure. The Master Plan provides the ranch owners various development alternatives and provides the local government officials and economic developers a guide to promote development and growth in a proactive manner. This plan includes residential, commercial, and industrial land uses.

The Bridge: Extreme Sports Complex
This conceptual site plan includes facilities for indoor and outdoor skateboarding facilities with a multipurpose building, a BMX track, amphitheatre, rope course, various ball fields, and a walking trail/exercise course. The plan integrated the venue needs of The Bridge, as well as accessibility and drainage with adjoining properties.

Crossroads Commercial Center
TSE is completing a land use plan for a 240-acre area located near the junction of I-44 and Highway 71 on Route FF. The property is adjacent to the Crossroads Business and District Park and is currently used for agriculture and rural residences. Plans include identifying high visibility locations, a transportation grid to provide street access and recommending appropriate land uses. We are coordinating with the Joplin Area Chamber of Commerce, the City of Joplin and approximately six property owners. Plans also include promotional materials to attract a large anchor commercial facility, hospitality and service sector uses.
